I’ve been using this location for years because of its convenience to my home, but the issues have been ongoing. The managers are rarely onsite and don’t answer the phones. My account has been mismanaged, yet I still tried to give them the benefit of the doubt.
The final straw was receiving an email stating that my rate would be increasing AGAIN by an additional $100, despite there being no improvements to the facility. Last year, I was informed that all units would be receiving new doors, and that still hasn’t been completed. They did, however, manage to put up a new sign.
I’m not sure if the issues are specific to this location, but this experience has definitely left a bad taste in my mouth regarding the entire Public Storage company.

Amanda and her coworkers at Public Storage are absolutely amazing! Their customer service is truly exceptional, and their professionalism is second to none. They go above and beyond to make sure customers feel welcomed, valued, and taken care of.
It’s refreshing to encounter people who genuinely care about what they do and take pride in providing such an outstanding customer experience. Amanda and her team are a perfect example of what customer service should look like!
I will always recommend this Public Storage location to anyone looking for a storage facility. Employees like Amanda and her coworkers make all the difference, and they deserve to be recognized for the incredible job they do. Five stars all the way!

If I could give this place negative stars its what I would give. I rented a unit here back in December. It wasn't the newest facility but it was acceptable and my unit showed no signs of water damage or rodents. I came back last week to a completely different scene. Dim lighting, insulation hanging out of the ceiling. I open the door to my unit. Theres mouse droppings along the side, huge spiders. I emptied my unit unpacking boxes to check. My belongings have mold and mildew on them from the humidity. I paid for an inside unit for the climate control. In my final box I drag out a mouse jumps out. I start pulling out my tent and find 7 baby mice in my tent. I have called. I have emailed. I have chatted. They don't give a shit. If you have belongings inside the V building you may want to go check them out. I immediately moved out of that place that day. Somehow loaded what I little I had left in my car and drove 12 hours home. My storage unit in michigan is immaculate. It could be lived in. These 2 companies are not the same by any means. Whoever owns this place only cares about profits not protecting your belongings by doing their part.
Nobody there no cars to show that anybody's actually working.

To an agent who also informed me that 8/24 os when the auction will take place , welll all of a sudden , I get a call from Sherri stating that the date has changed to 7/27 ! Im asking her why has it changed and who changed it , she the PROPERTY manager referred me to the public storage customer service & they are confused because they said that they can’t control
Anything on the property, Only payments , So I calll Sherri back , again she is clueless , she ends up hanging up , promising to call back , but then turned the phones off and they are still
Off today no One will answer ! So police report will be filed IMMEDIATELY! I have in WRITING that my storage wouldnt be auctioned untill 8/24 & a phone recording as well of each interaction between us 2 , PLEASE GO ELSE WHERE !

This day and age it's really difficult to have transparency when it comes to making safe choices financially, every business model seems to be a bait-and-switch with introductory pricing. The cost of everything is going up except worker wages... All that said, the real difference in what it takes to get me to commit to working with a company is the customer service experience. And with wages rarely rising, it's extra challenging to find good customer service, so I really extra appreciate it when it happens.
Jessa made the biggest difference in all my business today, she made the deal by being so helpful. Cost will remain uncertain but her care and attention made me feel good about my choice to rent a Public Storage unit. She was very informed and thorough, and took the time to help me figure out as best as possible what to expect going forward. Of course, there's still no telling when my rate will increase, or by how much, but she really won me over with her exceptional service.
Please continue to keep your rates as low as possible for customers! But also, I would pay an extra dollar each month to give her a raise. Thanks Jessa!

I would give 0 stars if possible . These people charged me for a month I didn’t use . I brought lady back my key she said she would send me a email when she took my lock off .She never did . Went back to the location multiple times called multiple times couldn’t get hold of anyone. Then someone finally contacts me and says the lady lost my key and i would have to come sign a paper to cut the lock . Said he will follow up the next day get back to me and never did . A week later still nothing. I called and he acted like he didn’t remember then when he finally did said the lady was supposed to be handling maybe she forgot . So now you lost my key and forgot . It’s unacceptable. this place is a scam and fraud. Defense will be reporting them to the BBB .Never will i rent with this company again and will advise you not to and i’ll advise anyone i know not to !

This is the first time I’ve ever had to rent a storage unit and I cannot tell you how wonderful my experience was at the location off of 350 Highway in Raytown Missouri. The gentleman working at the front desk was very helpful and make sure that I got the proper sized Unit that was needed to store my belongings. The app makes it extremely easy to enter and exit. The units are all very clean and the property is very well taken care of. 10 out of 10!!

got lied to about the monthly price when I signed the paper (with the insurance) 15 dollars was what it said when I went to pay it and got an email a day or two later saying it wasn't the full amount why are you guys lying to me?

Complete waste of money. I stored a trailer here for less than a year and had a tail light broken, wheel stolen then last month the whole trailer was stolen from this property.
I found the short red-haired lady to be very helpful and knowledgeable. I will continue to rent here

When I rented my space it was $250 a month. A year and a half later it was $308 a month. Nice secure place, but way too expensive to store some junk. Going to have to look for a cheaper place.

Was rather upset getting down there n no one in office to rent storage from called the number online and the Vivian on the other side of my call was so amazing n helpful thank you Vivian
Very terrible experience with my time & money. I got to the location & there was no manager on site to direct me to my storage unit. The storage unit listed on my rental contract showed 6 digits, which there were no storage units at the location with 6 digits. I called customer service numerous times & received no help. One representative sent an email to the manager & told me to just wait. Mind you I had movers sitting outside of the storage waiting for 2 hours which cost me more money. The customer service representatives were extremely dismissive & could not direct me to my storage unit. One representative told me that I could possibly only receive a partial refund which I argued that this was completely unfair due to them neglecting to get me into my storage unit. I had to end up going to a completely different company just to store my items. Mind you it was freezing cold outside with snow everywhere. Hours upon hours later that evening, I finally got a call back from the property manager who referred me to his boss (whom he had no clue what his name was), to provide my refund. He did not reach out to his boss for me but just provided me with a number. I’ve called the number 913-888-0388 so many times & have left countless messages with no return call & no full refund. I would not recommend you waste your money nor time on this company. Extremely poor service & they are willing to take your money but not fulfill the rental obligations.
This location is a dump! Won a unit on storage treasures and front staff was so confused they couldn't find their bottom side with both hands. Previous tenant cut their lock out locks off and I had to deal with cutting locks off myself. After cutting two sets of locks off I got my auction goods. I would suggest arming yourself just incase you are confronted by previous tenants. For sure low class trashy people renting here. Paint marks all over pavement from mfs spray painting auto parts. 350 ghetto storage. Jesus christ lawd have mercy get those old faded green doors gone. Time to update majorly.
My daughter has a unit here. It has been broken into 3 times since May!!!!

Do not rent at this location! There have been multiple break-ins this year and they are not doing anything to prevent it! The manager has no sense of urgency and has done nothing to stop it.

Do not use this place if you want to safely store stuff ! The security sucks. Rent has almost doubled in 5 yrs, the doors are so rusty you can kick a hole in em. The 10 layers of paint are holding them together!! There is a list of burglaries & other security issues that have not been addressed dating back over 5yrs! Police won't even show up anymore. Don't let their fake smiles fool you!!! They do not care about you or your stuff. They broke in mine on Memorial day and stole over $5,000 worth tools & furniture. It took me about 40yrs to collect it all. They need to be impaled on the fence in front of the office! They do not care at all for u or your stuff! So use this place as a last resort!!

I've had my unit for 5 years, and up until Public Storage took over, I had zero problems. As soon as they took over they raised the rent three times in 7 months. I've now had to deal with 2 break ins within one month. Public Storage doesn't seem to care about letting this location have a full time property manager, so instead they have floating property managers fill in a few days a week maximum. The second time my unit was broken into, I requested the district manager's number, Mark. I have called numerous times with zero response. It goes straight to voicemail and even though Mark's message says he "can't wait to take care of you", that doesn't seem to be the case. The floating property managers are amazing and as helpful as they can be given they are only on location a few times a week. The property managers deserve higher stars. The district manager, Mark and Public Storage as a company need to do better.
Do not go to the storage place my storage was broken into and things were stolen and they didn't call the cops I had to call the cops. And we were broken into that morning but didn't receive a call until that evening. Stay away from this place!!!!!!
The staff here are incredibly friendly and helpful. I booked a unit online before having stopped in and toured the facility, and had an issue with standing water in the unit. I let the staff know about the issue and they reported it to maintenance immediately. They also went above and beyond to take care of me and got me into a different unit that was bigger, for the same price for the inconvenience, and I thank you all very much for that.
I will express though, to the highest degree possible, to corporate, that the driveway of the inside of the facility itself is in DESPERATE need of TLC; complete gut and repave of the drive. I shouldn't need a 4 wheel drive vehicle to drive down a 3 mph drive, and it also has many many puddles in front of units that cause a headache when trying to park in front of your unit to unload on an already extremely broken drive. It would also be very helpful to have more than 3 teeny tiny parking spaces in the front. Your employees need parking and your customers need parking if they need to stop in at the office to conduct business.
Please don't simply repatch the holes, please please please completely redo the drive. It will improve the image of the facility to a large degree in an area that does not have that great of an image to begin with.
Also, the exit gate has no keypad to punch an access code, so a customer must rely solely on blue tooth through the app to get out of the facility. So if someone gets in and their cell phone dies while they are in there, I am not sure how they are supposed to get out without waiting for another car to come by, especially if there is no staff available.
Again, staff was amazing, 5 stars for the staff, 2 stars for the facility structure itself.
I have been waiting for a call for more than 96 hours from the manager. We have a safety issue to consider but can not get in touch with anyone! Would not recommend!!

Have been a tenant for years. Public Storagr bought the location and raised the rent twice now with zero improvements or anything to substantiate the increase. I can share photos of the homeless guy living in a unit across from mine, broken doors, and some terrible maintenance issues. 10/10 would not recommend.
Christi was very helpful with my rental and request although technology wasn’t cooperating. I wish everyone in customer service were as patient and hardworking. She was covering someone’s day off at the 47th st location so things were not easy for her but she did all she could to make things come out favorable. Thank you Christi!
Nice place to store furniture
I've been storing my stuff here about a year and a half and have had so many rent increases it's unbelievable. I started renting at $99 monthly and as of April first they're going to be charging me $192! This is ridiculous especially since when I last came to my storage I saw a car that was stored on the property that was clearly broken into and their stuff was everywhere and i witnessed the storage manager out showing a unit but they never noticed the car which clearly looked to have been broken into days prior as the stuff thrown about next to the car had dust on it. This place isn't even safe enough to have so many increases in a year. Public storage just recently bought this place out and hasn't done anything to ensure the safety of any of our stuff but it seems as if they're trying to push everyone who is renting there out! I do not suggest anyone rent here.
The staff is very one-sided and won't hesitate to screw you over. The units themselves are trashy and not very secure. The property itself is unkept and very dirty trash everywhere as well as leaves. The property manager Dion he's very rude and very inconsiderate. It's his way or no way. I would not recommend renting from this place to anybody. In one month over 32 units got broken into.

After buying a unit online at auction from a different Public Storage facility we were sent here after difficulty finding management from the other site. Dion was a breath of fresh air!! I spoke to several people in upper management over the phone and was shocked at the info the gave me! Luckily Dion was able to clear everything up and get us a unit rented at a facility he doesn't even work at! Talk about the real MVP! Customer service was awesome! Really wish Dion was the guy in charge at place we actually have our unit!
Somebody broke into my storage unit and stole a bunch of my late father’s belongings along with some of mine. There’s no cameras so police and the renters insurance couldn’t do anything. Be careful renting here

My friend currently has 2 units rented at this place and from what she tells me about the business end of this company they are really decent at times with late payments for the units. I have used a storage facility in the past and they had rules that if you were late for one day they emptied out the unit and you would lose everything you had stored in it. I had a friend who has been through that once, she was late and even called them to try to work something out so she didn't lose her stuff but she was told of the rules when she signed up with them and they held to it. But this place is a little different I'm planning on moving soon and yes I will be renting a space in this location just because of how they do business for people who are up against hard times once in a while.

I’m moving back to the area and called Simply Safe. The staff is very professional and answered all my questions about leasing, insurance on the unit and what kind of lock is best. I will definitely tell my friends to check Simply Safe in Raytown out if they need a storage unit!
